The property Shipley Road , Southwater & outside secure spaces.
1.A deposit of 25% of the rent is payable on confirmation of bookings by the Owner. The deposit is non-refundable in the event of cancellation by the guest. Preferred method of payment via online banking transfer. Card payments accepted via Stripe.com.
2.The balance of the rent is payable by the guest not later than 30 days before commencement of the letting & 7 days for last minute bookings. If the balance of the total rent remains unpaid at that point, the Owners reserve the right to re-let the accommodation and the deposit payment will be forfeit.
3.Upon payment of the deposit and subject to acceptance of the booking by the Owners, the guest becomes liable for the balance of the rent for the full period of the letting. You may consider taking out cancellation insurance.
4.To allow for thorough preparation of the accommodation, guests should arrive no earlier than 3pm on the first day of their stay and should vacate the accommodation by no later than 11.00am on the last day.
5.Smoking is not permitted in any of the accommodation. No smoking or BBQ’s on the balcony.
6.Pets are very welcome and can stay for free. More than two pets will require prior consent.
7.Guests staying at the properties are liable to pay for any breakages or damage at full replacement cost.
8.Before guests’ arrival, the accommodation will have been thoroughly cleaned. Guests are requested to leave the accommodation in the condition in which they would expect to find it: i.e. all crockery, cutlery, kitchen utensils, cooker, refrigerator, baths and sinks left in a clean condition, with furniture in its correct position, and all rubbish removed from the property. The Owners reserve the right to make a surcharge if the accommodation or any of its contents are left in an excessively dirty state.
9.Guests are requested not to remove items of property from the accommodation during their stay.
10. Water, electricity and central heating costs are included in the rent. An initial supply of logs is provided for the outside fire. Thereafter, logs may be purchased at the property.
11.A weekly cleaning charge £50. During the weekly clean, change over, the bed linen, towels, bath mats and tea towels will be exchanged for clean replacements. This does not apply to long term lets.
12.Complimentary wireless internet access is available at the property. Guests are advised that misuse of the internet for illegal purposes is not permitted.
13.Landline telephones can be provided subject to guests agreeing to meet the charges.
14.The Owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the tenant or any other person may suffer or sustain arising out of or in respect of any letting.
15.The Owners give all information and make all statements about the accommodation and service provided in good faith. The Owners shall not be liable for any damage or loss resulting from information given or statements made whether orally or in writing.
16.The Owners shall be allowed access to the accommodation at any reasonable time during any occupancy.
17.The swimming pool is available from 9.30am to 6.0pm Monday to Saturday , also available Sunday 10am -4pm for weekend short breaks only.The pool & area becomes part of the rental agreement. The tenant’s use of the swimming pool is at tenant’s own risk. The landlord will not be held responsible for injuries sustained by the tenant or tenant’s occupants or guests when using the pool and the tenant will indemnify the landlord for any actions resulting from injuries. The landlord will be responsible for the for the general maintenance of the swimming pool. The tenant is responsible for keeping all gates locked & the swimming pool area secure. The tenant must always ensure adult supervision & adhere to pool rules. The tenant must immediately notify the landlord of any repair the swimming pool may require. The tenant is responsible for the full cost that may be due for repair required as a result of negligence by the tenant. No pets are permitted in the swimming pool. The tenant understands that the swimming pool is strictly an amenity and that the use of this amenity is not guaranteed under the terms of the lease. Any interruptions or non-availability of the use of the pool will not violate any terms of the lease.
18.If the tenant violates any part of the terms & conditions the tenant will then be in default of the lease. In event of a default the landlord may have to ask the tenant to leave the property.
